One of the owners of this 4-bedroom home is also one of the partners in Chalet Development Company, a developer with a concentrated presence in Washington Park and surrounding neighborhoods. They strive for new-old homes that keep within the context of the neighborhood but that accommodate modern lifestyles. This home was built only within the last few months, although many might think it has been there quite a while. Many truly older homes in Washington Park feature a collection of smaller rooms. This main floor, however, is light and open, allowing everyone to be connected from the generous kitchen to the living room. The kitchen also features a small letter desk and several lockers off the back door for coats and gloves (even the dog has one!).

 

Several techniques were used on the outside to make the house look older. The mortar is stained a bit darker and left rough to add texture. Lyons sandstone caps the posts around the house. Copper gutters and corbels that are made to look load bearing. Inside, there are nice touches that make the space feel special, like plenty of near-floor-to-ceiling windows, wide staircases, 5-panel custom doors, space-saving pocket doors, and art stops, a niche for art to hang but also to add wonderful little surprise spaces.

 

Many of the decisions about the layout are designed to offer modern generosity and convenience. The laundry is located upstairs near the bedrooms. The master bedroom has the large windows that look out to the mountains, and a fireplace. The bathroom, like all the major bathrooms, allows you to close off the toilet from the rest of the bathroom, affording additional privacy.

 

The basement hardly feels "basement-y" with its very high ceilings. It houses a study-cum-toy room, a more casual living room, a generous guest room with its own very generous bathroom.
